Property Management Partners was founded by Nina Sutton in 2019 with a single mission: to be the most successful, creative and ground-breaking property management consulting agency in Melbourne. We approach each of our clients with fresh eyes to develop customised, unique packages tailored to their business.

With over 100 years combined property & business management experience from training and consulting to setting up and running departments Property Management Partners are your solution. Introductory Consultation

Property Management Partners offer a complimentary 30 minute consultation, this allows us to explain our services and to discuss your visions, goals, and challenges. Temporary Property Management

Those offices with an average rent roll of 500 properties will employ 3 portfolio Property Managers, all of whom have 4 weeks annual leave per year meaning that as the business owner, you need to cover 12 weeks holidays. This is where Property Management Partners can assist. We provide a temporary solution during times that your staff are ill, on annual leave or in between filling roles. You can have peace of mind knowing your valued clients are still looked after in these times and staff can enjoy their break without worrying about the workload they will have to come back to. We can assist in all aspects & tasks of Property Management from Reception, administration, leasing, new business, basic trust accounting and portfolio management. You can rest easy knowing whenever you need a temp we are there at the drop of the hat and each time you will have the same temporary agent which saves you time & money training each time someone new comes in.

Executive Temporary Management

Are you a sole trader or a director who just needs a break, but don’t have anyone to look after the daily running of your business while away? A manager or officer in effective control of a principal or branch office may be absent on annual or long service leave, or because of illness or other personal reasons. If you are to be away for eight to 30 days, the principal agent or officer in effective control must appoint, in writing, either an estate agent or an agent’s representative to replace them during their absence. If the manager will be absent for more than 30 days, approval for the appointment must be sought from the Business Licensing Authority. At Property Management Partners we can be the nominated agent, Nina is a fully licensed agent with extensive OIEC & Licensee experience. That way you can rest assured that your business is left in capable hands and will be taken care of while you enjoy a well-deserved rest, and spend some quality time with your family and friends.

Real Estate is a service-based industry and with many agencies now coming to the market it is more important than ever that your company is offering A-grade service, should you want to stay ahead of the competition. Property Management Partners can provide ad - hoc services such as routine inspections, open homes, condition reports let only property services, general administration & data entry.  This frees up your property managers to focus on the customer client service and focus on what they do best - manage properties.  We charge a set fee for theses services and this includes full comprehensive reports, when required, sending out entry notices on behalf of your agency and following up any issues. We offer this service all year round from Monday to Saturday.

I currently have a property in Parkville leased by your company and I would like to acknowledge the great work of Nina who takes care of the property.  I have had this investment for 8 years now and it has been leased by a number of agencies and agents alike and Nina is by far the best I have had.  Recently I had renovations done and she went beyond the call of duty by meeting me at the apartment as well as builders and other tradies. I write to you about Nina and the way she handled the work on my apartment when the tenant gave notice to vacate.  As you are aware, the tenant was a difficult person to handle and gave us all angst.  Through dealing with both Nina, I felt the whole matter was handled extremely professionally especially the management of the final weeks of the tenant leaving.  I must mention that Nina, in particular, handled the final weeks very well.  She managed to take control of the situation and liaising with the tenant regarding the bond and the outstanding items that needed attention and rectification.  At the end, the tenant agreed, through Nina’s negotiation skills to have all the defects attended to and paid for from the bond.  A good result!


Wanted to pass on some positive feedback regarding Nina Sutton. I had my investment property listed with her for a 12-month period and she was excellent to deal with in terms of responding to queries, taking prompt action and going beyond the call of duty to ensure I was satisfied during the property management process. I recently listed the property to sell as well, and she handled the transition process for me seamlessly which completely exceeded my expectations. And I have high expectations. I have dealt with a number of property managers over the past few years and to be frank a lot of them leave much to be desired.
